Promotion: The average price of free housing grew 3.1% in 2017
The average price of free housing in Spain stood at 1,558.7 euros per square meter in 2017, representing an increase of 3.1% compared to the same period a year earlier and an increase of 1.2% if Compares with the previous quarter, according to data from the Ministry of Public Works published this Thursday.
After 26 quarters of year-on-year falls in house prices, which began in late 2008, the year-on-year rise marks the eleventh consecutive quarter of nominal price increases. In real terms, discounting inflation, the price of free housing experienced an increase of 1.7% this year .
By autonomous community, Fomento has verified that 13 of them presented year-on-year growth, highlighting Madrid (+ 6.9%), the Balearic Islands (+ 6.5%), Catalonia (+ 5.3%), Navarra (+ 4.1% ), The Canary Islands (+ 3.9%) and Andalusia (+ 2.5%). In contrast, five autonomous communities showed year-on-year falls, the most notable being La Rioja (-1.8%), Castilla y León (-1%), Castilla-La Mancha (-0.8%) and Galicia (-0 ,4%).
According to the historical series of this statistic, the average value per square meter in the fourth quarter of 2017 is 25.8% lower than the maximum level reached in the first quarter of 2008. From the minimum value, registered in the third quarter of 2014 , the price has recovered 7.1%. In real terms (taking into account the variation in the CPI) the current price reflects a drop from a maximum of 34.4%.
The average value of the square meter of free housing up to five years old stood at 1,804.4 euros at the end of the year , representing a year-on-year growth of 2.3%. As for free housing over five years old, the price reached more than 1,550 euros per square meter, with a 3.1% rise in the interannual rate.
By municipalities with more than 25,000 inhabitants, the highest prices for free housing were registered in San Sebastián (3,437 euros per square meter), Sant Cugat del Vallès (3,060 euros), Barcelona (3,053 euros), Santa Eulalia del Río (3,004 euros), Ibiza (2,939 euros), Madrid (2,861 euros), Getxo (2,858 euros) and Calvià (2,760 euros per square meter).
The lowest prices in municipalities with more than 25,000 inhabitants were located in Elda (521.6 euros), Alcoy (577.8 euros), Ontinyent (586.6 euros), Crevillent (599.4 euros), Villarrobledo (601, 1 euros) and Puertollano (610.8 euros).
Likewise, the average price per square meter of protected housing in Spain in the fourth quarter of 2017 reached 1,128.3 euros , which represents a decrease of 0.2% compared to the third quarter of 2017. The variation compared to the same quarter of 2016 shows an increase of 0.4%.
