If passed, this bill will expand protections for renters with pets. It would prevent insurance providers from discriminating against dog breeds when they issue policies to landlords. Insurance coverage is a significant factor in a landlord’s decision to allow dogs on their properties, and this bill would enable landlords to accept all dog breeds and still be protected in cases of dog-related liability.
This bill is long overdue — discriminatory practices have not improved public safety, and a dog’s breed does not reflect or predict their behavior. Renters should never have to choose between having a place to live and keeping their beloved family pets. You can help make sure they won’t have to.
In 2021, Nevada became one of the first states in the country to prohibit insurance carriers from arbitrarily canceling, refusing to issue insurance policies or charging higher premiums for homeowner and renter insurance policies based on what breed of dog a person owns. Unfortunately, that prohibition did not apply to landlord liability policies. As a result, many landlords have concerns about accepting some dog breeds out of concern for potential liability. Renters in commercial multifamily units continue to face discriminatory practices and have had to make the heartbreaking decision to surrender their beloved pet. This important bill can close that loophole for good.
This bill will also enable tenants who live in state-financed supportive housing units to have pets, creating more pet friendly housing options throughout Nevada, regardless of their income level.
